Summary: View By Appointment

Description: A Tremendous Opportunity. With Eco Tourism and Wellness Retreats being the booming sector for those looking for a weekend away from the stress of the big city, established sites are becoming hard to find. And for good reason too, as pressure grows on our National Parks it is becoming harder to find sites that are suitable, and as we all know, to purchase an established business as a going concern is always a far simpler path than starting such a venture from the very beginning. Enter Kanimbla View Estate. Set on 4.86 Hectares of pristine cliff side bushland on Shipley Plateau this established, and profitable property is on offer for the first time in 19 years. The current owners feel it is time to pass the baton. Environmentally sensitive sites like this are rare, and if the infrastructure was not in place the Blue Mountains Council would be making it difficult to build anything at all. BUT, there is infrastructure, and this includes a managers residence, and adjacent to this is the lodge, a large round building which has a large commercial kitchen, great for in house catering or off site catering. Close by is the studio, currently used as affordable group accommodation or a large yoga room. Further down into the bushland are two charming and identical architectural cottages, both are three bedrooms and two bathrooms and have self-catering facilities. There is also a hard-court tennis court and a Pétanque court a bit further down the site as well. If you are down this far you may as well take the walk to the cliffs, but be careful as they are proper steep mountains cliff faces. The views from the cliffs are spectacular and take in the sweeping expanse of the Kanimbla Valley, hence the property's name. Imagine a cliffside viewing platform for sunset drinks or sunrise yoga, the possibilities are endless and the site is just perfect for all of these activities and more. The ever popular Blackheath village is just down the road with all the hatted restaurants, cafes, and food stores and even better is that it is all only one hour and fourty minutes to the Sydney CBD. This property is a good earner as it is and really, the choice is yours as to what you do with it, maybe a lavish private family compound or maybe sink some money in and create something very special. Click the links below to see what is on offer in the area, it may well plant a seed that grows into something unique. https://mtkanimblaretreats.com.au https://chaletsblackheath.com.au This property is well worth a look as it has the advantage of being set up, ready to go with tremendous potential to create something truly world class. Please note that Richardson & Wrench Blackheath are marketing and selling this property and its infrastructure only, not the business component.

Summary: Garden Cottage

Description: A very much loved Mountains retreat for over 28 years it's now time for a new owner to enjoy this amazing brick home. A very clever layout starts with a small entry area which leads into a generous living room and dining space. Two of the three bedrooms are queen size plus each with a walk-in wardrobe. The main Bedroom boasts an additional room which could be a study, a nursery or a parent's retreat. The kitchen has all electric appliances, a stone bench top, loads of cupboards and a Pantry. There is an excellent family dining space next to the kitchen perfect for breakfast or lunch. While the bathroom is original it is in good condition with many years of service left. The laundry has been updated and now has a shower and a 2nd toilet. Very handy indeed. Ducted reverse cycle air conditioning throughout the house is a great feature in this day of high gas prices, another potential feature is the ready to polish Cypress Timber Flooring under the carpet. Through the kitchen sliding door you will find the large entertainers deck with a northerly aspect overlooking the mature garden. Shrubs abound on the 830sqm block making it easy care, full of colour in Spring and very private. The interiors are a little tired yet the home is eminently live-able while you choose your new colours. An inspection is really the best way to fully appreciate all this property has to offer
